She came home burned out. He’s the firefighter making it harder to leave.
Jenna Ashby comes home to Peppermint Falls with everything she owns packed in her car, and no intention of admitting she has nowhere to go.
After losing her biggest marketing client and giving up her lease, the youngest Ashby sister needs money and a fresh start. Selling Gingerbread Cottage is supposed to provide both.
Then she finds Reid checking the smoke alarms.
Reid is the local firefighter who quietly looked after the cottages for her grandmother, handling safety checks and keeping an eye on the property whenever it stood empty. He’s steady, dependable, and far too good at seeing through the jokes Jenna uses to convince everyone she’s fine.
But as snowy days at Gingerbread Cottage bring them closer, Jenna begins to question whether starting over means starting somewhere else.
Jenna knows how to sell the perfect story. But Reid is making her want something real.
Titles in the Peppermint Falls series include: Mistletoe Cottage ~ Cocoa Cottage ~ Peppermint Cottage ~
This is a no-spice romance, perhaps with closed-door or fade-to-black scenes. Tension and kisses might be involved.
Title: Peppermint Cottage
Series: Peppermint Falls #3
Author: Liv Hollis
Published: October 15, 2026
My Rating: 4.5 stars
Peppermint Cottage at Peppermint Falls is the third story in the Peppermint Falls series, and I’ve rated it 4.5 stars. If you’ve read the earlier titles in the series, then you’ll know that Jenna has been trying to hide something from her family since returning to town to take over the cottage her grandmother left specifically to her. Unfortunately for her, she hasn’t been completely successful, and Reid has seen through her bad jokes and knows something is wrong that she won’t admit. Watching Jenna finally, slowly lower those defensive walls and let not only her family (who love her without judgment) but also Reid see the real Jenna was an emotional journey.
Their story is well-written and emotional, with all the joys and tears of family and the Christmas season rolled up in one place. It’s not easy to admit we aren’t perfect; it’s humbling… but I loved how Reid understood and always supported Jenna, even when she didn’t believe in herself; one man did. If that sounds like your kind of Christmas Romance, then you’d enjoy Peppermint Cottage at Peppermint Falls.
